Oh the joys of home ownership. Haha. We've been in the house a week and a half now, and so far the garage door has died (which we were able to fix easily and cheaply) and the hot water heater crapped out twice (meaning two VERY COLD showers for Katie, one on my very first day of work). This we have also 'fixed' - though not quite as cheaply or easily. The first time we had to replace both of the elements and both of the thermostats. The second time we had to replace just the top thermostat. We've spent over $150 on that hot water heater, and its looking like were going to need a new one, which will run like $500 installed. Good thing Cat pays us well.
Other than those issues, the house is all put together, but needs some TLC. Barbara, the crazy woman we bought the house from put 1 million holes in the walls - seriously. There are nail holes next to screw holes next to nails holes. In several places there are 10 holes in an area the size of the bottom of a soda can. We've already redone the bathroom (tore out the wallpaper, painted, new light fixtures, decorations, etc) and that looks great. And with the exception of the spare bedroom/office, I can live with the rest of the house as it is. The spare bedroom/office needs some MAJOR love though, which might even get done this weekend, we'll see.
I absolutely LOVE having a fire place. We had one 'real log' fire in it, and that kinda sucked. There wasnt much flame, but a whole lot of smoke. We've since switched to Duralogs...lots of flame, minimal smoke and smell. A box of 6 logs is $16, and you burn only one log at a time (which lasts for 4 hours). Also, it leaves very little mess, unlike the real wood fire we had, which took me FOREVER to clean up.
Question: do any of you have wood floors in your house? Does it make your house seem colder? We have wood floors througout (with the exception of the kitchen) and our heat is constantly at 70 and Josh and I are constantly cold. I think it has to do with the floors!? Am I right?

Wood floors definitely impact the temperature in the house. The best recommendation I have is to put large area rugs down. It helps to maintain the temperature better.
Also, I recommend installing a larger water heater if you are having water heating issues.
Your house may seem drafty due if it has old windows... also, if you have a crawlspace instead of a basement, that could affect it too.
When buying things like water heaters and AC units, bigger is not always better. Make sure you get the size that is appropriate for the square footage of your house, because if you buy bigger, it can be less efficient.
